The Design - Build Process

To build a custom home is an exciting and rewarding experience; Super Reno may design your project or work closely with your architect. The Design-Build service avoids the disconnect that happens with design-bid-build process, while you watch your vision turn into a reality.

Phase One

Study: Discuss your vision, research preliminary budget and initial design requirements.

1. HOMEOWNERS REQUIREMENTS
  • Initial Consultations: define your wants and needs
  • Preliminary budget range: your budget and timeline
2. PRE-DESIGN PHASE
  • Assess site condition: check the site
  • Need property: identify desired lot size, location etc.
  • Research regulations: local and governmental
  • Architectural style: your style preference
3. PRELIMINARY DESIGN
  • Conceptual drawings: review draft design proposal, floor plans and elevations
  • Scope of work: details, terms, conditions and payment schedule
  • Design solutions: study cost effectiveness
  • Project estimate: based on approved concept
4. CONSTRUCTION BUDGET
  • Preliminary specifications: discuss as per your requirement
  • Budget: discuss budget for each line item
  • Value engineering options: review and discuss
5. CONSTRUCTION FINANCING

Phase Two

Design: Making initial home feature selections and manage the budget.

7. CUSTOM SELECTIONS
  • Interior designers: get one if required
  • Products and accessories: finalize details
8. BUILDING PLANS
  • Project engineering: complete the plans
  • Landscape architect: get one if required
9. BIDDING
  • Building specifications: finalize for sub-contractors
  • Construction contract: scope of work, exterior and interior finishes
  • Sub-contractors: select and finalize comprehensive project schedule
  • Final budget: get the final actual budget
10. PERMITTING
  • Approvals: get all local and city approvals prior to construction
  • Permits: demolition, tree removal, construction, mechanical, plumbing

Phase Three

Construction: Build the home with detailed plan and supervised construction.

11. PRE-CONSTRUCTION
  • Insurance requirements: get the required insurance
  • Purchase orders: issue required purchase orders
  • Collect lien releases
12. CONSTRUCTION
  • Prepare: the construction site (fence, tree protection, drainage control etc.)
  • Demolition: existing structure (if any)
  • Construction: begin construction work (foundation, exterior and interior)
  • Supervise: monitor construction regularly
  • Inspections: get inspections at key stages by Municipal Inspectors
  • Quality control: make sure the quality is as per the plan
13. DESIGN AND BUILT PARTNERSHIP
  • Site visits: regular site visit with relevant people
  • Team meetings: Weekly meetings for the progress
14. HOMEOWNER PARTICIPATION
  • Site meetings: schedule meetings
  • Selections: select and finalize
  • Orientation: with the homeowner
15. POST CONSTRUCTION
